Investors can buy and sell shares of public REITs at any time during trading hours. With private REITs, on the other hand, investors may have to wait for a redemption event, which can occur quarterly or annually, before they can cash out their investment. As a payout ratio approaches 100% of earnings, it generally portends a high risk for a dividend cut.

Strictly speaking, REITs are not fixed-income securities; their dividends are not predetermined but are based on income generated from real estate.
REITs Important Across the Target Date Fund Lifecycle
REIT allocations range from 15.3% of the portfolio for a young worker with 40 years to retirement to over 10% for an investor near retirement age.
Over a 15-year period, according to Cohen & Steers, actively managed REIT investors realized an annualized 10.6% return. Of the other active strategies, opportunistic real estate funds placed second, at 9.8%. Core and value-added funds had average annualized returns of 6.5% and 5.6%, respectively, over 15 years.
To qualify as securities, REITs must payout at least 90% of their net earnings to shareholders as dividends. For that, REITs receive special tax treatment; unlike a typical corporation, they pay no corporate taxes on the earnings they payout.
This is known as the geographic market test. Section 856 (d)(2) (C) excludes impermissible tenant service income (ITSI) from the definition of rent from real property, making it “bad income” for the 75% and 95% REIT gross income tests.
What is the minimum number of benefiting owners must a REIT have?
A REIT must have at least 100 shareholders (the “100 shareholder test”) for at least 335 days of a 12-month taxable year or during a proportionate part of a taxable year that is less than 12 months.
Adding REITs to a portfolio provides solid returns with less risk. For example: A 55% stock/35% bond/10% REIT portfolio has historically produced a roughly 8.3% annual return but with a 0.34 Sharpe Ratio and a standard deviation of around 10.5.
REITs make their money through the mortgages underlying real estate development or on rental incomes once the property is developed. REITs provide shareholders with a steady income and, if held long-term, growth that reflects the appreciation of the property it owns.
The key REIT valuation metrics include Funds From Operations (FFO), Adjusted Funds From Operations (AFFO), Net Asset Value (NAV), Capitalization Rate (Cap Rate), and Price-to-Earnings (P/E) Ratio.
U.S. investors, however, were historically neutral, or even negatively biased, against the REIT entity due to the loss of pass-through losses and taxation at the highest tax rates.
